Commercial Roofing Maintenance - Asphalt Shingles
For our clients with asphalt shingles, we provide the following commercial roofing maintenance services:
- Clean all debris from the roof's surface. Debris will hold water that will speed up the deterioration of the roofing material.
- Control algae growth with the use of zinc and lead control strips.
- We replace any damaged shingles and add roof cement under any loose shingle tabs.
- Clean out gutters to ensure adequate water movement and trim back any overhanging tree branches.
- Repair any potential sources of water intrusion such as flashings and sealants as well as the gravel surfacing and pitch pockets.
- Inspect and replace any cracked or worn caulk and sealant.
- Remove any rust from the open valley metal and reapply a protective paint coating.
- Patch any and all blisters in the roof.
Commercial Roofing Maintenance For Single Ply Roofs
While many of our commercial roofing maintenance procedures are the same for every client, such as general housekeeping and cleaning, each roof type has different maintenance needs. For our customers who have single ply roofs, we provide the following additional commercial roofing maintenance services in addition to the services mentioned above:
- Inspect all seams and perform immediate repairs to ensure the integrity of the roof.
- Reapply polyurethane caulking to any flashings or copings that shown signs of weather damage or cracking.
- Water test any sump drains.
- Replace any edge metal that is separating at the seams.
Commercial Roofing Maintenance For Sprayed Polyurethane Foam Roofs
When dealing with sprayed polyurethane foam roofs, we also provide these commercial roofing maintenance services:
- Cover any exposed, yellowed foam with polyurethane caulking.
- Repair splits, punctures, and other forms of damage with additional caulking.
- Repair any blisters before they can split open.
